Meeting Minutes 5/27/2023

Hello everyone!  A meeting for the Three Rivers Island HOA was called to order on May 27, 2023 at 9:07am.  This email is an update on the proceedings that occurred.  All home owners on the Island were invited to attend.   Board members that were present include Karen Johnston, acting Vice-President, Kay Landry, Secretary, Adblock members, Jennifer Lamondo, Kerry Villnuve and Pooky Johnston. 

Due to a vote presented at the August 22nd meeting, the HOA annual meeting date has changed. It will now be held on the 3rd Saturday in August instead of the the 3rd Saturday in November.  This was changed in order to simplify the timing of filing annual reports and financials. 

Karen announced some financial information:

  • Total cost per year to run the Island is approximately $15,000
  • Income taken in as of last month: $12,225.00
  • Expenses to date for 2023: $8,671.51
  • Current Bank statement: $14,655.17
  • Insurance for the Island: $2200 per year due every November

Relevant recent expenses include:

  • Emergency golf cart repair by  Courtesy Golf Cart: $266.58
    • The emergency golf cart is available for emergency personal in the case that they need to enter the Island
  • Pool repairs were done by Mark Johnston
    • New motor:  $896.00
    • Pool service: $280.00 per month during summer service unless any parts are needed
  • Garbage service:  $823.00 monthly for 2 dumpsters
    • This includes a $84.00 fuel charge
    • This is a shared cost between our HOA and the commons

Garbage Pickup Information

Pickup is on Tuesday and Friday. Please only place household trash in the bins, not on top of bins. If full please hold until next pickup. NO LARGE ITEMS.

Unpaid Dues

The HOA will be sending final notice on unpaid dues and will then turn over to collections. The cost is approximately $15,000 per year to run the island as of 2021.

Duties of Board Members

  • President
    • oversees the board and regulations
    • files annual reports with secretary of state,
    • reports finances to the HOA members at the annual meeting each August
  • Vice President
    • works with the President on the bridge repairs and building requirements
  • Treasurer
    • Uses Quickbooks to document accounts

Board Nominations

  • Mark Johnston was nominated for President by Kay Landry
  • Malissa Brooks was nominated for Vice President by William Brooks
  • Lisa Cooper was nominated for Treasurer by Kay Landry, and Kerry Villnuve will assist the treasurer

Board Nominations are open until June 27th as required. If you would like to nominate someone, email 3rihoa@gmail.com. If no nominations are made by June 27th, the board will stand as currently nominated. All nominations will be reviewed to be sure board members are current with HOA dues and compliant to rules and regulations. 

Future Projects and Suggestions

  • Kerry Villnuve and William Brooks have volunteered to create an HOA website free of charge
  • Resident Jerry Perrine suggested we do assessment to finish bridge
  • Kyle Fauntleroy will replace 16 boards that have been ordered thus far this year
